The image opens just fine. I would suspect that you have not properly installed CHIRP on your computer.

i tried installing from snap store and apt, how could i've not properly installed CHIRP?

Sorry for the delay. Six days ago I went through surgery to have a kidney removed so I am still a little slow at getting some things accomplished.
I typically don't run Ubuntu here. This being the case, I didn't have a machine that I could just boot up into Ubunto 21.04 to try it out. Today I was able to get into my computer room to get access to my CHIRP development machine. I swapped out the main SSD with a spare that I had available and installed Ubuntu 21.04 on it.
After booting into Ubuntu 21.04, I installed the flatpak system needed to run the CHIRP flatpak and finished up by installing the latest CHIRP flatpak. The attached screen capture is this CHIRP daily-20210706 running under Ubuntu 21.04 with your "old" BF-888S image file loaded.
I have never run CHIRP from a flatbak before, so was this "chirp via flatpak":https://boondockplan.wordpress.com/2020/11/27/chirp-via-flatpak/ guide that I followed to get it setup.

installing via flatpak do the trick, close the ticket
